Lovely detached and private country chalet of 187m2 on 2 floors with 3 double bedrooms and 2 bathrooms, situated on a plot of 6600m2 with extensive sun terraces and a filtered pool, about 5 kilometers from the little old town Pedralba. Sold furnished as it stands, with all contents including garden furniture. Perfect for a holiday home or retreat as it is pretty secluded with no neighbors, yet towns for every facility just a short drive away. Even Valencia City is only 30 minutes drive. We had intended to retire here by now but due to heavier business commitments we never get to use it now and so have decided to move on. The house is ready to move into straight away but for permanent living certain things may require upgrading. The washing machine could do with repairing/replacing and the gas cooker is not exactly modern. We hold the deeds/Escitura for the full ownership of the property and the land. Everything is legal and there is no mortgage on the property or any outstanding debts or loans whatsoever. Beautiful orange groves and carob trees surround the property and together with the aroma of wild thyme it is a beautiful spot with amazing sunsets over the distant hills. The night skies filled with stars and their constellations are incredibly clear here as there is no light pollution. It is a setting that is perfect for those who would prefer outside living and alfresco dining throughout the long hot summers. If you are searching for a retreat in peace and tranquility then this is the place for you. The situation is perfect for those who love the open countryside and the complete privacy of no neighbors. If you are wanting a house in an urbanisation with close neighbors then this is not the place for you. Services: The property has mains water which is charged at a very low rate as it is situated in an agricultural area which also means the cost to fill the swimming pool is very cheap in comparrison to being in an urbanisation. The electricity is supplied from a very efficient solar panel system which also has a generator for backup power and is very economical to run. There is a log burner in the through lounge and a portable gas heater. For permanent living we have been quoted for an upgrade of the solar system which would be around 3000 euros. Although for holidays only it is fine as it is. There are irrigation pipes connected to control system in the main front garden. A new septic tank system has been installed to the rear of the property set well back from the rear kitchen terrace. There is a TV satelite dish installed. The house does not have a phone but the buyer could get Satelite internet access plus VOIP if required which is inexpensive. We have never reqired this facility as we only use it for holidays. Our family and friends just use the local internet cafes in Lliria and mobile phones. You may want to upgrade this for permanent living. The house is fitted with a really excellent security system with Securitas for peace of mind. This system will also take any emergency calls (by both Spanish and English speaking personnel). We have a very trustworthy caretaker who can turn her hand to most repairs and maintenance. Although it is somewhat secluded it is still only a short 5 km (about 5 minutes) drive into the small and typically traditional town of Pedralba with most facilities, including its own Medical Centre, petrol station which also sells calor gas, firewood and fresh bread sticks, post office, several grocery shops, confectioners, butcher, hardware stores and a builders supplies. The living area at ground level is spacious and open plan, comprising of a large lounge/diner with a wood burner and an “American” style recently fitted kitchen giving access to a utility or store room. Off the dining area is the ground floor double bedroom. There is a covered terrace over the entrance to the house which is sheltered from the sun by being semi-closed in with “Californian brick” walls and is perfect for alfresco dining. A nice cool place to sit in the heat of the day. The upper floor consists of two good size double bedrooms, a shower room with a hydro-massage shower unit, toilet, bidet and vanitary wash basin. An inner hall gives access to the sun terraces with swimming pool recently fitted with a new filtration system and there is also an outdoor shower area by the pool. Underneath the pool terrace is the garage which also gives access to the rear of the property. In the garage there is also a separate room for the tools / pool filtration system / storage room. There is also plenty of room for parking both inside and just outside the front gates. The front garden leads up to the swimming pool and sun terraces. There is also access to the front and rear of the property by two sets of steps next to the pool area. At the rear of the kitchen there is another extensive open terrace area with a second barbecue and plenty of space for tables, chairs, kiddies paddling pool etc. which had initially been prepared structurally for an extension of the house (for more than one floor) and is still in place should this be required. Just inside the entrance to the plot there is a brick built paellero, built in BBQ with chimney and a bar. It also has a sink and water tap which is very handy. The plot immediately around the house is walled or fenced, and the remainder of the plot accessed through a rear gate has a natural path leading down to its boundaries formed by ground level changes and boulders. This area is left as natural and offers much potential but as it stands is no extra work with regards to gardening. The garden area is enclosed and is roughly 1500 sq. metres. It is mainly paved with terraces and easy to maintain. SURROUNDING AREA. The approach roads to the surrounding towns of Bugarra, Vilamarxant, Chiva, Cheste only 15 km. with its Formula 1 Ferrari Testing Race Track, Benisano, La Pobla De Vallbona, L'Eliana with the El Osito Commercial Centre with Carrefour Supermarket and cinema and Lliria are very good and only have very light traffic. The major town of Lliria with all the facilites you may need is about 12 km drive and has a Medical Centre. Here there are excellent amenities including shops, markets, schools, sports centres and there are plenty of cafes and restaurants including Chinese, and Italian restaurants with Take Away meals. The Metro links it directly with the city of Valencia. Lliria is overlooked by the San Miguel monastery and has an archaeological museum and sizeable public auditorium that hosts the Annual World Music Festival. Under Llíria lie the ruins of what was one of the most important Iberian cities in Spain. The city was then known as Edeta which was originally built on a hilltop known as San Miguel – that overlooks the modern city. The city was moved downhill to its current location by Quintus Sertorius after Roman troops destroyed the town in 76 BC. The beautiful City of Valencia is about 35km drive and has everything to offer from its old historic centre, wonderful architecture, designer fashion shops and trendy boutiques and numerous bars and restaurants, and indoor and outdoor markets to the amazing Valencia City Arts and Science Museum. This entire complex, designed to celebrate the arrival of the 21st century, looks as though it might have been beamed down to earth from another planet. This new leisure complex has it all from parks and recreational areas, sports areas,childrens adventure playground,swimming pool and there is a wonderful zoo for a great day out. Valencia is now firmly established on the European art circuit with galleries containing works by El Greco, Goya and Velázquez. The city has undergone a facelift in recent times as it has hosted the America's Cup sailing race on several occasions and is now also home to the European Formula One Grand Prix so you can soak up the Mediterranean atmosphere of Valencia's Port and enjoy the sophisticated technology of the F1 racing cars at the Valencia Street Circuit. Valencia city also has its own beaches: Las Arenas, La Malvarrosa and Alboraya beaches. The climate tends to be mild all year round and the winters are very short. Temperatures average about 10 degrees higher than the UK most of the year. Even December and January can still provide many hours of warm sunshine. Valencia city, celebrates each year the final days of the winter and the arrival of spring with spectacular fires and pyrotechnics. From March 15 to 19 (the feast of Saint Joseph, day of the father in the whole country), Valencia is given over to a carnival of bonfires, fiesta, fireworks and a healthy dose of satire known as Las Fallas, the fires.
