Property Description
Are you looking to move to France on a permanent basis to take over an existing business, but are not wanting to take on huge tracts of land as well? This is a substantial yet very manageable property with a total of 410m² habitable space and flexible accommodation arrangements, unusually in the centre of a village. Guests (and the owners!) can have a cheeky pineau in the bar/restaurant just opposite, and freshly baked baguettes are just a few steps away. Guests will really feel part of your family, and part of the community, with this property. In brief the accommodation comprises a renovated 4 bedroom house with large kitchen/diner (35m²), utility room, dining room (used as guest reception), living room (42m²), 4 double bedrooms (one with en-suite, two with balconies), shower room, WC x 2. Large attic with good head height. Barn, used as games room, workshop. Central garden with terraces for each gîte. GITE 1 - sleeps up to 9 people on 2 floors, 95m² GITE 2 - sleeps up to 4 people, 53m² GITE 3 - sleeps up to 4 people, 45m² Complete details of the property and business including room sizes, floor plans and turnover for last 3 years are available upon request. Current owners bought the property with a 5 year plan in mind, and in their fifth year they are now putting the property on the market for someone to take over the reigns. Bookings have tended to only be taken for the peak months so the letting period could easily be extended increasing turnover, and the main house could comfortably provide further Chambre d'Hôtes rooms and possibly provide meals for guests, all potentially generating more income. 100% of guests book via the owner's website, which is included in the above price. All in all a very attractive proposition for a couple or family looking to live and work in the heart of a small French community.
Location in France
The Dordogne is France's third largest department, and as well as numerous picturesque villages, it also boasts an incredible 4,000 chateaux, 10% of all the chateaux in France. Many people, including many expatriates,
feel that the Dordogne is one of the most beautiful regions of France.
The Dordogne has traditionally been one of the most popular department for foreign buyers, including many British,
Irish and Dutch home owners. Like many French departments, the Dordogne is named after the river that flows through it. Foie gras, duck and goose are regional specialities.
The department has four distinct territories. In the north you will find 'Green Périgord' which derives its name from its many green valleys and woodland, covered with trickling
streams, and houses the Périgord-Limousin Regional Natural Park. The major towns in the area are Brantome (the "Venice" of the Dordogne), Nontron and Riberac.
In the centre
of the department is 'White Périgord', so called because of its limestone plateaux. It contains the capital of the Dordogne, Périgueux, with attractive shopping centre and marvellous
winding old town.
The 'Purple Périgord', in the South West of the department, is named from the area's grapes, which are put to good use in Bergerac, the capital of this wine
producing region. The area was of great strategic significance during the hundred years war, and visitors will find a number of fortified villages, castles and chateaux built by both
the English and the French here.
In the south-east you'll find 'Black Périgord', with deep valleys and ancient forests. It contains the towns of Saint-Cyprien and Sarlat-la-Caneda,
which are both popular with foreign buyers. It houses numerous prehistoric caves with some 30,000 year old cave paintings.
Nearest international airports are Limoges, Bergerac
and Bordeaux with regular flights back to the UK, and the department has good motorway and TGV access.
