Property Description
This well presented edge of village house has a fantastic location. You find yourself at the end of a small farmer’s lane with the house on your left and your stone barn on the right. The land beyond the house is yours too and has a valid cu (outline planning for one dwelling). Beautiful pasture land with forest surrounding. Just idyllic. On entering the house you have a comfy lounge with wood-burner and brick chimney surround and beautiful solid wood floors. To the right a good sized dining room for that all important entertaining. Back into the lounge and a door leads through to the fitted kitchen, there is room here for a centre workstation. To the right you have a large bathroom which doubles as a utility room with plumbing for washing machines etc. And also a separate WC. Beyond the kitchen a wonderful light and airy conservatory allow you to sit and relax watching the birds from the wood behind or look out over your own field to the right. Back into the house stairs lead to the first floor, where a wide landing which has enough room for a sofa bed opens out with a door leading to the first bedroom. A good sized double with built in wardrobes. A further flight of stairs lead to the second floor where a bedroom of some 35m2 has been created into the loft space. Plenty of room for a double bed or two singles as it would make a great kids room with ample space to play. The garden to the rear is bordered by a small stream which runs out of the woods behind, small flower beds and a lawned area lead your line of sight over to your meadow to the right. This field of over two acres is perfect pastureland for horses or perhaps you just want to enjoy watching the deer cross the far side most evenings or early mornings. The field is bordered by trees so is very private. You also benefit from mains drainage and broadband internet connection. Back to the front of the house and the stone barn with recently replaced roof stands with a plot of land to the left. With the correct planning permission this would make a beautiful gite and there would still be space to allow a garage for your car. Now the added bonus, you will also become the owner of a separate plot of land just two minutes drive away, this is woodland but here’s the best bit it borders the Tardoire river, a category 1 trout river, so you can while away time whilst catching something for tea. In summary a lovely house, great location that all important stone barn and some beautiful land The property can be purchased with less land if preferred with a subsequent reduction in price.
Location in France
The Haute-Vienne is still a largely agricultural department located in central France. It is divided into two by the Vienne River, which runs from east to west. In the middle it splits into another river, the Isle, which runs into the bordering department of the Dordogne. The principal industry is porcelain, most of which is manufactured in the departmental capital, Limoges.
The department has a number of natural and man-made lakes, such as the Lac de Vassivière and the Lac de St Mathieu, many of which come complete with beaches, fishing, boating and watersports.
Limoges has produced fine enamel work since the 12th century, and still exports a large number of exquisite luxury goods. It has a lively university and thriving nightlife, as well as an attractive city centre with major shops as well as winding narrow lanes with boutiques and cafés.
Other places of note are Bellac, a small town with just 5,000 inhabitants, which is close to the Lac de St Pardoux, as well as Rochechouart with its magnificent chateau built out of meteoric rock!
Limoges-Bellegard airport, 5 minutes to the West of Limoges, as direct flights to and from the UK, and has had significant investment to cope with passenger numbers. It is also possible to go by TGV to Paris and then onwards to the UK or other European destinations.
As the most accessible department within the Limousin prices in the Haute Vienne are slightly more expensive than the Creuse or the Correze, but bargains can still be found.
