Property Description
There is a real feeling of space throughout this property. The front door leads into a wide hallway running right through the house, to the immediate right you enter into the day room of around 20m2. A feature fireplace dominates the A door to the rear leads into the fitted kitchen of 12m2. Traditional style units throughout. There is then a formal dining room across from the kitchen which has ample space for a large family table. Original solid wood floors are retained. You then have a lovely lounge which also features a great fireplace and timber floors. At the right hand side of the house as you view there is then a large summer kitchen with access directly to the terrace at the front and also the first of two barns. This room also houses the central heating boiler. You benefit from dual systems. There is a newly fitted woodfired system and an oil fired boiler so you have an ideal choice for winter heating. Large cellar underneath accessed from outside. The stairs lead from the hallway to a wide landing on the first floor. Here you will find 3 large double bedrooms. The guest rooms are 18 and 20m2 with a family shower room to share. The master suite is a fabulous 20m2 with luxury en-suite with large bath and separate walk-in shower. Original timber floors are once again retained throughout. Above, you then have an enormous loft space that could be easily converted to provide at least three further bedrooms if required. Outside There is a partially walled garden surrounding the property of approximately 1500m2, with ample space for a vegetable garden and even a pool if required. You then have two large stone barns in excellent condition one of around 100m and the other around 60m2. They have good height and would make great projects should you wish to convert either into more accommodation. Directly across the quiet lane form the house is another large allotment parcel, this could also be utilised as an orchard if required. As a real bonus there is then a further acre of land in the same hamlet which is within the village constructable zone so you could build a second house here, or potentially sell the land off as a building plot. In summary if you are searching for a well renovated family home that has expansion possibilities then look no further. Excellent value.
Location in France
The Haute-Vienne is still a largely agricultural department located in central France. It is divided into two by the Vienne River, which runs from east to west. In the middle it splits into another river, the Isle, which runs into the bordering department of the Dordogne. The principal industry is porcelain, most of which is manufactured in the departmental capital, Limoges.
The department has a number of natural and man-made lakes, such as the Lac de Vassivière and the Lac de St Mathieu, many of which come complete with beaches, fishing, boating and watersports.
Limoges has produced fine enamel work since the 12th century, and still exports a large number of exquisite luxury goods. It has a lively university and thriving nightlife, as well as an attractive city centre with major shops as well as winding narrow lanes with boutiques and cafés.
Other places of note are Bellac, a small town with just 5,000 inhabitants, which is close to the Lac de St Pardoux, as well as Rochechouart with its magnificent chateau built out of meteoric rock!
Limoges-Bellegard airport, 5 minutes to the West of Limoges, as direct flights to and from the UK, and has had significant investment to cope with passenger numbers. It is also possible to go by TGV to Paris and then onwards to the UK or other European destinations.
As the most accessible department within the Limousin prices in the Haute Vienne are slightly more expensive than the Creuse or the Correze, but bargains can still be found.
