Property Summary

These two beautiful self contained two bed properties were built in the mid 1800s, set in a well established garden of half an acre. One property is detached, the other semi-detached, both renovated to a high standard combining original features with the modern neccesities of life. The properties are in excellent condition with no further renovation required. Both properties have woodburning fires and oil central heating. There's a tranquil garden, mostly laid to lawn, of some 2500m2 with separate sun terraces/barbecue areas, for each house. The view over the surrounding countryside is fabulous. Situated in a pretty hamlet of 5 houses only 2km from Bussiere Poitevine where you'll find all amenities including school, bank etc.

Property Description

The main property has a spacious sitting room dominated by the stone fireplace and wood burner; with original wooden floor and beams retained. On the ground floor there's, a fully fitted kitchen leading out to the conservatory (with solid roof) that's used as a dining room, and also a downstairs loo and laundry room. The warm oak stairs lead to two double bedrooms, both carpeted and with the original beams, and bathroom with corner bath and tiled floor. The stone built garage is attached. The second house, 'The Croft', is completely independent of the first. It was originally a barn and has been tastefully renovated to provide a good sized sitting room/dining room with woodburner set in a lovely, stone fireplace. Lots of character due to the exposed stone, beams, and tiled floor. It has french windows leading out on to the sun terrace and garden. Off the sitting room is a bathroom and separate loo with wash handbasin, and large cupboard. The fitted kitchen has a lovely open plan feel to it, with dining area, tiled floors, wooden beams and the stairs to the first floor. Here we have two large ensuite bedrooms, carpeted floors, wooden beams, and built in cupboards. Also off the landing is a long storage area under the eaves. The garden (approximately half an acre) is more than enough space for a lovely lawn/flower garden, fruit trees, and swimming pool and vegetable garden if you wish. So many people buy gardens that are too large and get fed up spending their summer days cutting grass! This one's more than manageable. You could live in one property and rent the other out as a gite or more permanent let, or rent out both. Either way this property represents a good investment. The property is set in a lovely, tranquil hamlet of 5 houses and is only 2km from the charming market village of Bussiere Poitevine. There you'll find bank, post office, primary school, and all the shops you need, plus a twice weekly market for cheeses, fresh fish, fruit and veg etc. For larger supermarkets you only have to travel about 10 – 15 km to the medieval towns of Le Dorat and Montmorillon, and popular Bellac. All three have train stations offering regular daily services to Limoges and Poitiers. The area is well known for its lush, green beauty. There's an excellent equestrian centre 15 minutes drive away; the French national kayak centre is only 15 minutes away; there's excellent fishing on the river Gartempe, and water sports at Lac St Pardoux 30 minutes drive away. For the culturally minded there's always something going on in Le Dorat, Bellac and Montmorillon where you'll find excellent theatres, craftsmen of all sorts, jazz and other music festivals. The airports of Limoges and Poitiers (both about an hours drive) now have daily flights to an even wider range of UK destinations including London, East Midlands, Southampton, Liverpool, Bristol, Edinburgh and Glasgow.

Location in France

The Haute-Vienne is still a largely agricultural department located in central France. It is divided into two by the Vienne River, which runs from east to west. In the middle it splits into another river, the Isle, which runs into the bordering department of the Dordogne. The principal industry is porcelain, most of which is manufactured in the departmental capital, Limoges.
The department has a number of natural and man-made lakes, such as the Lac de Vassivière and the Lac de St Mathieu, many of which come complete with beaches, fishing, boating and watersports.
Limoges has produced fine enamel work since the 12th century, and still exports a large number of exquisite luxury goods. It has a lively university and thriving nightlife, as well as an attractive city centre with major shops as well as winding narrow lanes with boutiques and cafés.
Other places of note are Bellac, a small town with just 5,000 inhabitants, which is close to the Lac de St Pardoux, as well as Rochechouart with its magnificent chateau built out of meteoric rock!
Limoges-Bellegard airport, 5 minutes to the West of Limoges, as direct flights to and from the UK, and has had significant investment to cope with passenger numbers. It is also possible to go by TGV to Paris and then onwards to the UK or other European destinations.
As the most accessible department within the Limousin prices in the Haute Vienne are slightly more expensive than the Creuse or the Correze, but bargains can still be found.
