Property Summary

This solidly built house with stone features, is situated five minutes from local shops and a short drive into larger towns with all amenities. The south facing terrace and pool ensure the perfect situation to enjoy the long warm days of summer in this increasingly popular part of the Lot. There is a large paddock adjacent to the house which would be perfect for your horse or pony, and plenty of space to construct shelters and storage. Although built in the early 80 s the original owner specified some quite forward thinking technology including geothermic under floor heating, double glazing throughout and full insulation which means this house is A rated in terms of carbon footprint. The benefits being that the current owner spends less than 1000 Euros per year on total energy cost, including electricity and wood! The 10 x 5 pool is mosaic tiled rather than lined, another major expense spared in the future, even the all weather cover is removed with an electric motor powered by solar energy!

It's a beautiful town with an unspoilt medieval centre, not too encumbered by tourism. Like many other provincial towns hereabouts, it owes its beginnings to the foundation of an abbey in the early days of Christianity in France, one which quickly became wealthy because of its position on the pilgrim routes to both Rocamador and Compostela.

Location in France

The Lot department, in the north of the Midi-Pyrénées, makes up much of the western part of the Massif Central mountain range. Foreign buyers and visitors have been increasingly drawn to the area in recent years thanks to its improved accessibility, which will only be improved further by the future Brive Gaillarde airport. The department is largely untouched with historical gems hidden among its fantastic landscapes.
Cahors is the department capital with a population of just over 21,000. The laid back way of life here reflects the relaxed atmosphere in the rest of the department. There is a great deal of spectacular medieval architecture on display in Cahors, both in its buildings and in the wonderfully preserved bridges that cross its rivers.
The Parc Naturel Regional des Causses covers a large proportion of the department. st Cirq Lapopie is a village not to be missed, perched on the edge of a cliff overhanging the Lot valley. The immense natural beauty of the area is complimented by the charming buildings and ancient ruins that make up this town.
Rocamadour is again situated in what looks like a precarious position on a cliff-top. In the past, pilgrims making their way to Compostella used the town as a stop off point. Today, visitors arrive from all over the world to take in the breathtaking views.
Gourdon, in the north east of the Lot, is the historical capital of the Bouriane region. It is positioned on the gentle slopes leading down to the Dordogne river and contains a number of medieval buildings. In the vicinity you'll be able to explore decorated prehistoric caves.
Rodez Airport is serviced by Ryanair, who run regular flights from London Stansted, and Toulouse airport is under 90 minutes away. Another option would be to fly into Limoges and travel down the A20.
The department has become very popular with international buyers, particularly families and retirees, thanks to its stunning architecture and scenery and reasonable property prices.
