I describe this property as 'quirky' because of the layout....if you don't want a normal run of the mill property this is the place for you....it really is a 'must see' to appreciate it's sunny aspect its spaciousness and the love that has gone into its renovation. It's a 400 year old property with lots of history behind it. The gardens, terraces, heated 12x6m2 swimming pool are all great and beautifully cared for... then you walk through large old iron gates and down to the tree lined lake with koi carp.... beyond that the meadow....it's just stunning! The kitchen 32m2 is fully fitted wall and floor units topped with granite worktops. The lounge of 45m2 has a lovely stone fireplace with an insert. This light and airy room leads to a small hallway leading to a bedroom, shower room, loo and an office. On the other side of the lounge steps lead up to the kitchen and then on to another smaller lounge with woodburner, french doors lead to a little terrace. Another staircase lead up to the 3 other bedrooms and shower room and loo. Outside there is a long driveway with parking for several cars, a small garage and a charming pigeonaire once used as a dog kennel! The heated swimming pool is gorgeous with lovely paving stones surrounding it and a beautiful fish pond adjacent complete with its little bridge! The gite facing south west looks over the pool and has covered terracing an amazing walnut tree and a barbecue area.....the sunsets from here are magnificent! Another building houses the pump and filter but could quite cheaply be made into another 2 bedroomed gite....the owner has had quotes which could be passed on to the new owners. The house can be used for a B&B with a separate lounge because of the layout. Full oil fired central heating with the option of woodburners to use in the lounges if wished. So much to say about this property but not enough room...you really must come and see to appreciate! The hamlet is just 5 minutes from Villebois Lavalette where you will find a large supermarket,schools etc.

The Charente department is home to over 340,000 inhabitants and is located in the south-east of Poitou-Charentes. The countryside offers a unique and varied environment for walkers and mountain bikers from rolling hills in the east to a flatter landscape in the west. The northern area is wild with deep forests and peaks reaching to over 1000ft. The Charente has long relied on agriculture to fuel its economy. In the 18th Century, however, the department started mass producing its infamous Cognac drink, which proved extremely popular with people from all over the world.
The department is very well situated for expatriates looking to purchase French property here, with great roads down to the Charente and the Channel ports just a short days drive away. The department has access to Poitiers, La Rochelle, Bordeaux, Bergerac and Limoges airports, all within 2 hours. Furthermore, in the centre of the department you will be able to fly from either Gatwick or Stanstead direct to the Angouleme Champniers-Brie airport .
Angouleme is a small yet cosmopolitan city, with a fairly dynamic feel about the place when compared to the neighbouring Dordogne or Haute Vienne. It hosts a lot of events such its vintage car racing (the Circuit des Remparts) which takes place in September , the cartoon festival in January and a great music scene which just seems to get better every year . Both Cognac and Confolens have annual festivals which attract tourists to the area.
The Charente has an immensely varied countryside bordering 5 departments, famous for both its Cognac vineyards in the west, and its Limousin beef production in the east, which in terms of scenery are worlds apart. The valley of the Charente River meanders down from Ruffec in the north through Angouleme onto Jarnac and Cognac. Confolens in the East of the department is situated on the banks of the majestic River Vienne, this area being known as the Charente Limousine, and is extremely popular with expatriates because it looks and feels like the UK. The south of the county which borders the Charente Maritime has a much better climate but less undulating scenery.
