This lovely house was constructed by a quality French constructor in 2007/ 2008, using quality materials, on an elevated plot of 5000m² overlooking the River Vienne. There is still 8 years to run on the builders guarantee and being a new bulid the sale of this property would be subject to reduced notaires fees which are always worth considering when purchasing in France. The site which is 30m higher than the river offers outstanding views from the front and the rear on a very quite country road, the dwelling is set back 35m from the road. There is a small stream along the front of the plot over which there is a bridge to enable access to the plot without having to open the main gates. The drive is accessed from the road via a pair of aluminium electric gates which are set back 6m up the drive to allow for cars to pull totally of the road while pressing the remote to activate the opening of the gates. There is a video entry system on the gate post for callers to use which is beamed up to the lounge. So checking on who is calling is very easy and convenient, the gates can also be opened from the lounge should you want to allow the visitor access. Location in France
The Haute-Vienne is still a largely agricultural department located in central France. It is divided into two by the Vienne River, which runs from east to west. In the middle it splits into another river, the Isle, which runs into the bordering department of the Dordogne. The principal industry is porcelain, most of which is manufactured in the departmental capital, Limoges.
The department has a number of natural and man-made lakes, such as the Lac de Vassivière and the Lac de St Mathieu, many of which come complete with beaches, fishing, boating and watersports.
Limoges has produced fine enamel work since the 12th century, and still exports a large number of exquisite luxury goods. It has a lively university and thriving nightlife, as well as an attractive city centre with major shops as well as winding narrow lanes with boutiques and cafés.
Other places of note are Bellac, a small town with just 5,000 inhabitants, which is close to the Lac de St Pardoux, as well as Rochechouart with its magnificent chateau built out of meteoric rock!
Limoges-Bellegard airport, 5 minutes to the West of Limoges, as direct flights to and from the UK, and has had significant investment to cope with passenger numbers. It is also possible to go by TGV to Paris and then onwards to the UK or other European destinations.
As the most accessible department within the Limousin prices in the Haute Vienne are slightly more expensive than the Creuse or the Correze, but bargains can still be found.
