Property Summary
This is a wonderful equestrian property consisting of a lovely house ready to move into with plenty of space for all the family, verdant pasture for the horses or ponies and a huge barn, part of which is divided into a number of loose boxes with water feeders, and on the other side a vast space for your hobby. The setting, in a small hamlet, between Payroux and St Martin L’Ars, is typically calm, surrounded by the best of the beautiful French countryside, with sunflowers, maize and corn fields in the summer. There are endless lovely rides, or walks direct from your door all over the area where you will see masses of wildlife.
Property Description
You approach the house up a sweeping gravel drive which leads from the gates to the covered terrace. From here, you come into the kitchen /dining room which is a huge family space with a high ceiling and exposed beams. There is a wood burning stove in the snug corner for relaxed nights in during the winter months. Through from the kitchen is a bright hall, off which you will find a family bathroom and the large drawing room with two exposed stone walls and a wood burning stove. Beyond the drawing room is the study, tucked away at the back for the peace and quiet you need to get on with your work. Upstairs there are four good sized bedrooms and a nice, bright shower room. Outside there is a lawn between the house and the barn, very private for sunning yourself or enjoying long lunches with friends. The large paddocks are surrounded by countryside and rural pathways, excellent for both walking and riding. There are water troughs, so no carrying buckets of water and the field shelter is excellent for the horses to avoid any extreme weather. There is another piece of land down the hill in a stunning setting with a small stream running alongside it, ideal for hay or summer grazing. This superb property has been renovated to a high standard and has broadband internet connection, a new septic tank, double glazing throughout and central heating. Close to two friendly villages, both with schools, a shop and restaurants and only 45 minutes drive from Poitiers; this home offers glorious country living with the opportunity to get involved in village life if you want to.
Location in France
The Vienne was formed in 1790 from parts of the historical regions of Poitou, Berry and Touraine. The department tends to slope downwards from the north to the south with the highest point reaching 764 ft and the lowest point being 115ft at the confluence of the River Creuse and the River Charente. The department gets its name from the River Vienne, which flows straight down the centre.
Poitiers is the departmental and regional capital and boasts France's oldest Christian building, the Saint Jean baptistery, constructed back in the fourth century. The town has some fine examples of Romanesque architecture, is a pleasant small city, and visitors will find a relaxed atmosphere, especially compared to Paris. IT is home to around 90,000 people including many students thanks to the popular university. Poitiers is also a good base to visit nearby towns and cities. A lot of retirees move to the city and its' environs, attracted by its warm climate (snow is rare).
North of Poitiers is Futuroscope, France's scientific theme park, created by the Vienne departmental council. Further north still is Chatellerault, a charming town with tree-lined avenues and the imposing Henry IV bridge, built some four centuries ago which crosses the River Vienne.
Montmorillon is a small town with only 7,500 inhabitants, and book publishing is the town's speciality and a book fair is held here every June. The nearby Vienne River offers kayaking and fishing amongst many other activities. Away from the river, the gentle countryside provides an ideal location for horse riding and walking.
Ryanair flies direct to both Limoges and Poitiers. If you'd rather go by land then take France's super fast TGV train service, which stops off in Poitiers. To get there by car, take the A10 from Paris.
