Property Description

This property as you can see has been the subject of restoration by the owners creating 2 very different properties which provides extremely flexible accommodation and could be used as house plus gîte, or for 2 families or even as 2 letting properties. The attic of the 2nd cottage could also be converted to create further accommodation. The approach is across wild rolling countryside and the properties are to be found at the end of the road, in a tiny hamlet. The tracks that lead from the house would be ideal for lovely long walks with your dog, leading as they do up and down dale, alongside rivers and through adjoining woodland. The property benefits from plenty of parking and large gardens. The drainage is new and certificated and the roof is recent The main house has been given a through renewal throughout and now comprises a large kitchen/dining which would be perfect for your new ‘unfitted’ kitchen. This room has a large fireplace and French doors out to the rear terrace and garden. The large double height living room has a rare large fireplace which with some adaptation (needs flue) could house a woodburning stove. A downstairs WC/cloakroom, and small laundry room completes the downstairs. Upstairs are 2 good-sized bedrooms, both having en-suite shower rooms with WC. The adjoining 2 bedroomed cottage would be an ideal letting property or gîte as it comprises a large living kitchen with fireplace and woodburner. More original condition so a very french feel, but clean and tidy. French doors lead to the rear terrace and garden. There are 2 ground floor bedrooms, a shower room and separate WC. Again a kitchen would be required. The outside space has been cleverly used incorporating many private terraces as well as a large open lawned area complete with chicken house and veggie patch. This would be the ideal escape to the country for you with plenty of room for self-sufficiency to become reality. This property is situated in a rural haven in the triangle between the 3 market towns of Civray, Ruffec and Champagne Mouton. Ruffec has excellent road and rail links, and the budget airports of Limoges, Poitiers are all within an hours drive. Floorplan and cadastral plan now available-please ask for details. All in all, this property is the perfect rural getaway. Come and view…soon!

Location in France

The Charente department is home to over 340,000 inhabitants and is located in the south-east of Poitou-Charentes. The countryside offers a unique and varied environment for walkers and mountain bikers from rolling hills in the east to a flatter landscape in the west. The northern area is wild with deep forests and peaks reaching to over 1000ft. The Charente has long relied on agriculture to fuel its economy. In the 18th Century, however, the department started mass producing its infamous Cognac drink, which proved extremely popular with people from all over the world.
The department is very well situated for expatriates looking to purchase French property here, with great roads down to the Charente and the Channel ports just a short days drive away. The department has access to Poitiers, La Rochelle, Bordeaux, Bergerac and Limoges airports, all within 2 hours. Furthermore, in the centre of the department you will be able to fly from either Gatwick or Stanstead direct to the Angouleme Champniers-Brie airport .
Angouleme is a small yet cosmopolitan city, with a fairly dynamic feel about the place when compared to the neighbouring Dordogne or Haute Vienne. It hosts a lot of events such its vintage car racing (the Circuit des Remparts) which takes place in September , the cartoon festival in January and a great music scene which just seems to get better every year . Both Cognac and Confolens have annual festivals which attract tourists to the area.
The Charente has an immensely varied countryside bordering 5 departments, famous for both its Cognac vineyards in the west, and its Limousin beef production in the east, which in terms of scenery are worlds apart. The valley of the Charente River meanders down from Ruffec in the north through Angouleme onto Jarnac and Cognac. Confolens in the East of the department is situated on the banks of the majestic River Vienne, this area being known as the Charente Limousine, and is extremely popular with expatriates because it looks and feels like the UK. The south of the county which borders the Charente Maritime has a much better climate but less undulating scenery.
