Property Description

This really is an exceptional home, renovated by quality artisans under the close supervision of the current owners who have a passion for character properties. Steeped in history, this is truly a manorial property with its own extensive land and expansive views over a beautiful forest; just one other house is visible on a hilltop in the far distance. The manoir is an L shape with a turret at the centre; the re-slated roof is a work of art and the stonework magnificent. Inside the accommodation is extensive and includes: - on the ground floor: a fitted kitchen with 6 burner cooker and a full range of cream fitted units with black accessories, 2 sitting rooms each with a stone fireplace, a large dining hall with mezzanine gallery above and a double bedroom with en-suite bathroom; - on the first floor: mezzanine gallery with fireplace, a superb entertainment space; 4 bedrooms and 2 bathrooms; - on the second floor: 3 bedrooms, 2 with en suites and the third bedroom has another room above it which is refurbished, but currently unused. There is a self contained two bedroomed house at one end of the property. Downstairs it has an open plan living area with a white fitted kitchen and a lounge area with a fireplace. There is also a downstairs bathroom/laundry and on the first floor, 2 bedrooms and a WC. This is ideal caretaker accommodation or, if you wish to rent out the manoir, owners' accommodation for letting periods. It is currently successfully let out during the summer, Christmas, etc and produces a very good income. Guest feedback is very positive and they really do have an air of being away from it all and living the high life in such super surroundings. The calm horses currently kept at the property are used for hacking and are a great extra attraction. The property has a stone garage building in good order, around 16m x 6m which could be ideal to use as loose boxes - it depends whether you are more excited by four wheels or four legs! The ménage was professionally installed and is a good size at 20m x 30m. It is adjacent to the house and overlooked by the terrace which is ideal. At the side of it is a large open hangar where 6 animals are currently stabled and it's very handy for the tractor, etc. Much of the land is pasture, the current owners estimate around 2 hectares and this is all stock fenced. This is a house to visit if you are looking for an impressive yet comfortable family home, the atmosphere is superb and it is ready for you to enjoy immediately. If you wish to generate an income from the property that is also in place for you. This is one to visit, it's hard to convey in mere words just how very special this home is - do come and have a look. Location The property is 5-10 mins drive from the big sandy bay at Plestin Les Greves. If energetic, you can walk to the sea from the property through the forest along lovely lanes and past chateaux and villages, the coastal path offers stunning views and hidden coves with small sandy beaches. It is a very long but interesting walk or a ride if you prefer and when you arrive there are bars and restaurants to relax in. Alternatively, the pretty harbour of Locquirec is about 15 mins drive. There's river or sea fishing available locally which is a great way to unwind. Situated on the border of Cotes d'Armor and Finistere the manoir is ideally placed for exploring these 2 departments. Finistère is a region of wild rugged coastline, silver sandy beaches and open moorland in the centre, very unspoilt by tourism. The latin name for Finistère (Finis Terrae) means 'World's end', and as it is the furthest westerly point of France, it feels very different to the rest of the country. The Bretons see themselves as being very different to other French people and the Breton language is still spoken by most of the older generation. Cotes d'Armor is equally beautiful with both the Granite Rose and Emerald Coasts along with many exciting towns and pretty villages. Nearby Perros Guirec, Ploumanac' and Lannion are all delightful and the road networks to St Brieuc and Rennes are excellent. The nearest large town is Morlaix, just 15 minutes away it has a picturesque port with many sailing boats and plenty of museums, art galleries and 17th century houses to visit. Also, in August, there is a highly colourful "Art in the Streets" festival, in which street theatre takes place all over the town. The old town is still, in parts, medieval. There is a huge viaduct, made out of the local pink granite and Morlaix has many royal connections. Get here by plane from the UK or Ireland into Brest, Dinard or Rennes airports or take the boat to Roscoff, St Malo or one of the more northerly ports. The TGV is available to Guingamp and the road network is excellent.

Location in France

The name of the departments translates as "by the sea" in Breton, and the department's principal town is Saint Brieuc, founded by the Welsh monk Brieuc in 482 AD, with its imposing cathedral. Other towns of interest include Dinan, one of Brittany's finest medieval towns and a major tourist attraction and Guingamp, another town of historic and architectural as well as religious interest. There are many beach resorts and fishing ports. The department boasts six "petites cites de caractère" including Jugon les Lacs, an ancient fortress town surrounded by rivers and lakes.
The department is the least populated department in Brittany and so there is a real feeling of space - if you want to escape the rat race and enjoy the peace and quiet of rural France, the Côtes d'Armor is ideal. There is a great diversity of rural pursuits, lovely beaches with many leisure activities, along with stunning coastlines and dramatic inland landscapes. The coastline is dotted with lighthouses and is characterized by rocky coves and tidal inlets, and inland paths lead to ruined castles, fantastic forests and farm properties built in pink, grey and black stone.
Scattered with beautiful manor houses and chateaux, the department offers some fascinating architecture, with many attractive granite-faced properties. The property for sale is this part of France still represent very good value compared to other regions of the country.
