Property Summary
This is a really enormous property and every square inch has been planned out to best advantage giving great flexibility and the chance to generate a really good income. With two 3 bedroomed sections already up and running, a third one partly renovated and a one bedroom flat with disabled access proving a really popular let, this place is ready to go. A pretty setting just a short hop from popular Josselin ensure a ready supply of visitors and free fishing in the pond opposite helps to keep everyone happy when guests have a day in.
Property Description
The property has been designed so each of the four parts can be completely separate or they can interconnect. The two finished three bedroomed sections are cleanly decorated and nice spacious properties, plenty of room to spread out. The one bedroom flat is also very roomy, all on one level the property is accessible by a wheelchair and there is a large open plan living area with corner kitchen and dining area. All kitchen and bathroom fittings are recently renewed, clean and tasteful. There is satellite TV with Freeview and this is split four ways so guests in each property can view a different program. The third three bedroom section which needs finishing is partially renovated and partially habitable. It has been mostly boarded out, has a new staircase and a shower room has been fitted. There is a small kitchen fitted, a sitting room and a small bedroom which are usable at present. The current owners stay here when the rest of the property is rented out. The property has 3 wood burning stoves in total and electric heating. The septic tank has been renewed in the last couple of years. The owners are quite happy to leave a large amount of furniture in with the price, this can be agreed when you visit. So, why is such a charming property for sale? The current owners have commitments which prevent them from living there permanently and they feel the property would reach its full potential with owners on site all the time. Maybe then B&B trade could also be developed with lots of tourists passing through on their way to and from Brittany's ports. With regard to location, the picturesque medieval Petite Cité de Caractère (literally 'little city of character') of Josselin is just 11 miles south and was the dynastic home of the Rohan family of nobles throughout the middle ages. There are many tourist attractions in this historic town including the fantastic 12th Century turreted chateau overlooking the Oust River, many 16th century half-timbered buildings and the Basilique Notre Dame du Roncier with its beautiful 15th and 16th century stained glass windows and lots of gargoyles. There is lots to see and do in the town and each Bastille Day (14th July) Josselin recounts its historic past with the hugely popular Festival Médiéval when the whole town dresses up in period costume. The old town is a cobbled labyrinth of half timbered buildings and each week the town plays host to a varied and vibrant street market. The towns of Loudéac and Merdrignac are also a similar distance away and both have a lot to recommend them including Les Aquatides at Loudéac with its 25m swimming pool, 70m water slide, fountains, lagoons and rivers, jacuzzi and spa bath. Access is really easy - budget airlines serve Dinard, Rennes and Nantes airports which are all within easy distances, in fact Rennes is just over an hour away. There are also ferries into Roscoff and St Malo or you could drive down from the more northern ferry ports. Rail links are also excellent and the TGV is expected to run from Ploermël to Paris, and from there to the UK, within the next few years.
Location in France
The rugged Atlantic coast of the Morbihan offers fine beaches, both tourist hotspots and secluded bays. Inland, there are sleepy villages, and bustling market towns. The capital of Morbihan is Vannes, an ancient town and residence of the former Dukes of Brittany. Other famous towns include Josselin, famous for its château, La Roche Bernard, an historic and attractive town with a pretty port, Rochefort en Terre, Lizio and Malestroit, all 'cités de caractères', renowned for their history and character. The Gulf of Morbihan offers a wide range of sandy beaches, from the more renowned resort of Damgan, to more secluded, private coves. The department boasts an abundance of islands, many of which can be reached by boat from the mainland, including Belle Ile en Mer, the largest French island in the Atlantic. Morbihan's famous standing stones, spread over some 40 individual sites, are linked by the Route des Mégalithes. Carnac is the world's largest megalithic site where there are a reported 2,792 stones. The Morbihan coastline enjoys a warm micro-climate, ensuring it is a perennially popular holiday destination, which makes it a prime investment area. Vannes has as much sunshine as Toulouse (over 2,000 hours per year), relatively little rainfall and average maximum temperatures of around 22 degrees Celsius. Parts of the Morbihan are sufficiently warm to support flora normally reserved for the Mediterranean! In terms of infrastructure, Morbihan offers good access to Rennes, Nantes and Brest airports, the ports of Cherbourg, Roscoff, Le Havre and St Malo as well as a direct TGV link between Redon and Paris.
